Incomplete development
in central Graaff-Reinet
R 8 million
Due to internal problems among the investors, we wish to sell this development asap !
The details, concerning the project at present, are as follows :
Initially, plans for 19 units were drawn up. Later on this was amended to include 15 units ( currently, the 2 plans are approved as building guidelines of the units, and boundaries of the plots remain unchanged )
We now use the numbering of the 15 units' new plan ( 1 to 5 on both plans are the same, only 19 and 18 on the old plan have changed to 15 and 14 on the new plan.

We further wish to confirm that the following additional work has already been completed :
- purchase and installation of an electrical mini substation for all the units ( based on 19 units )
- connection from the mini substation to the units built
- a remoted entrance gate with 20 letter boxes
- the complex has been walled with a 1,8 meter high plastered and painted wall
- paving and streetlights are completed between units 14 , 15 and units 1 to 5
- approved plans /drawings for all the units being built and those to be built ( 15 or 19 )
- payment of all legal costs for consolidation, sub-divisions, landsurveyor, attorney.
- landscaping around the 7 built units.
- website, banners, brochures and flyers.
- no bonds involved.the whole project has been paid in cash . we are vat registered
- the development is situated in the middle of the town.( 20,sommerset street )
- NHBRC registration
Should the purchaser be interested in the development, a further 8 or 12 units can be built, or a resubmission for a double storey building is also possible.
With reference to financial matters, we confirm that the asking price for the whole development be an amount of R 8.000 000,00 exclusive of vat / transfer duty. It could be sold as a going concern. We believe it could be zero rated.
